A solitaire at Grüneburg Park – the gleaming residential and hotel skyscraper embodies a visionary future concept that combines luxury apartments with a first-class hotel. It emerged from the comprehensive transformation of two office towers built in the 1970s. The high-rises, standing at 96 and 80 meters tall, are staggered and interconnected. The entire structural substance of the towers had to be fully preserved.

This project represents a technically and logistically exceptional construction site, executed with enormous precision and effort. The result is the only residential high-rise in Frankfurt’s Westend – a striking symbol of modern urban living in one of the city’s most sought-after locations.

Special features


For planning law reasons, it was necessary to fully preserve the existing building structure to implement the intended change of use. This required a comprehensive gutting of the existing building to make space for 130 apartments and 150 hotel rooms.

The deconstruction was carried out down to the supporting structure, which was then renovated and reinforced for the new use. This included the replacement of ceilings, the strengthening of columns, and the complete restructuring of the building cores using the leapfrog method.

Due to the lack of storage space, site logistics posed a significant challenge. Lean Construction and Lean Site Management had to be employed to ensure efficient delivery and disposal, and to maintain construction progress despite the complex conditions. Additionally, meeting the increased noise protection requirements during construction, necessitated by the location in the residential area of Westend in Frankfurt, was particularly challenging for the construction process.
