Konrad Residential with Hotel

The “Konrad” project is located on Hamburg’s Adenauerallee, a major traffic axis that connects the city center with Berliner Tor. The street is characterized by high-rise buildings up to 90 meters tall, while the adjacent residential neighborhoods have significantly lower buildings. The project consists of a 55-meter-high residential tower with 113 apartments, spread over 17 floors, as well as a seven-story, 4-star hotel with 277 rooms. This building structure creates a smooth transition between the existing development and closes the gap between Lindenstraße and Böckmannstraße.

The residential tower itself makes an architectural statement and becomes a prominent landmark in the neighborhood. Particularly striking are the special box windows, which meet high soundproofing requirements with integrated sun protection systems. From the upper floors, residents enjoy impressive views of the Alster and the Elbe.

With the foundation stone laid for the “KONRAD” construction project at Adenauerallee 52-58, near Hamburg’s main train station, one of the city’s oldest vacant lots will finally be developed. For over a decade, this site has been an empty construction pit. Now, a building complex consisting of a 57-meter-tall residential tower and a four-star hotel will fill the gap in the St. Georg district.

Various project ideas for the site have been proposed since the 1980s. Hamburg’s outgoing Chief Building Director, Professor Jörn Walter, recalled the “Hanse Cube,” designed by star architect Hadi Teherani in 2006 for the area opposite the Siemens headquarters. However, this project could not be realized due to the global financial crisis in 2008, despite the excavation of the construction pit. After a lengthy pause, planning for the new residential and hotel project was resumed in 2010 in close coordination with the district, politicians, and the Chief Building Director.

“As a city planner, one is accustomed to the fact that some projects cannot be realized overnight, but this one has a particularly long history, stretching back even before my term,” Jörn Walter said with a smile. “I am all the more proud to be present at the groundbreaking today.”
